Analysis of The Impact of Socio-Economic Characteristics on Housing Quality in Peri-Urban Settlements of Ikorodu, Lagos State, Nigeria

Abstract

The study examined the socio-economic characteristics of the residents on housing quality. Data were drawn from the survey of residents in the study area. Six (6) Peri-urban settlements (LCDAs) within Ikorodu LGA were identified as the study area. A total of four hundred and sixty-seven respondents were surveyed using structured questionnaire. Data were analyzed using descriptive statistics such as percentages, frequency tables, Multiple Regression Analysis and Analysis of Variance (ANOVA). Income and educational level were found to significantly enhance housing quality, while, larger household sizes tend to reduce it. The regression model explained 54.6% of the variance in housing quality and confirmed a statistically significant relationship between socio-economic characteristics and housing conditions. A unit increase in income, while holding educational level and household size constant, will increase housing quality by 0.195 units. Similarly, given a unit increase in educational level while holding income and household size constant, housing quality will improve by 0.398 units. On the other hand, given a unit increase in household size while holding other independent variables constant, housing quality would deteriorate by 0.028 units. The study concluded that socio-economic factors: income, education level, and household size significantly influence housing quality in Ikorodu peri-urban area of Lagos State. It is recommended that policies incorporate socio-economic considerations, promote income enhancement, educational advancement, and family size management in urban housing policy while planning for peri-urban areas and adopt area-specific housing improvement strategies.
